Feasibility
Before we put pen to paper, we look at whether the project will actually stack up. We hear time again of people spending tens of thousands of dollars to have their projects designed, only to find they can’t afford it when going to tender. We firstly develop a brief with you, clearly defining the project scope, aspirations and requirements. We examine your site with you, and look for opportunities and constraints as well as environmental factors which will go into developing what we call a Site Analysis.
Concept Design
Once the project is deemed feasible, we use your brief together with the site analysis to develop a clear Concept Design that reflects your goals and needs. At this stage we may challenge or refine some ideas in light of site limitations and opportunities. The concept acts as an initial draft for discussion between you and us, illustrating the main ideas and spatial intent in drawing form.
Developed Design
Developed Design is where we work out how it all goes together. We look at particular parts of the project which require design thinking and logic to resolve. Also, this is where we choose finishes and materials, claddings and joinery. We also design your kitchens and bathrooms here and help
Detailed Design & Documentation
This stage is the final stage of design where documents are prepared for Building Consent. Specifications and schedules are prepared and all documents required to lodge to council.
Tender
As Registered Architects, we can manage a Tender process for you. This is where we will help choose a number of prospective builders for you to get pricing from. We then evaluate them and provide a recommendation for who to go forward with.
Contract Administration
As Registered Architects, we can then Project Manage the project on site. Many of our clients are too busy with their own lives to want to deal with all the decisions and checking of progress payments required for a Building Contract. We are qualified to manage your chosen contract and to help navigate contract negotiations with your chosen builder.
